5 WhatsApp Scripts That Convert Real Estate Leads (Copy & Use Today)

Most agents lose deals not because they lack leads — but because they don't follow up well. These five scripts have been tested on Nigerian and US real estate buyers and they work.

Why your follow-up is losing you money

You get an enquiry. You reply. They go quiet. You assume they're not serious. You move on.

Six weeks later, another agent sends the same lead their fourth follow-up and closes the deal.

This is the most common story we hear from real estate agents across Lagos, Abuja, and Houston. The issue is never the lead quality — it's the follow-up cadence and the message quality.

Here are five WhatsApp scripts that fix that.

Script 1: The instant response (send within 5 minutes)

When to use: The moment someone fills your website form or messages you cold.

Hi [Name] 👋 Thanks for reaching out to [Agency]. I just saw your message.

Quick question — are you looking to buy, rent, or invest? That'll help me send you the most relevant options right away.

— [Your name]

Why it works: It responds fast (trust signal), asks a qualifying question (saves time), and feels human, not automated.

Script 2: The property match (after you know what they want)

When to use: After you've collected their requirements.

Hi [Name], based on what you told me I've pulled 3 properties that match exactly what you're looking for.

🏠 [Property 1 name] — [Price] — [1-line description] 🏠 [Property 2 name] — [Price] — [1-line description] 🏠 [Property 3 name] — [Price] — [1-line description]

All three are available for viewing this week. Which one caught your eye? I'll get a slot booked for you.

Why it works: Specific, curated, and ends with a micro-commitment (which one, not "are you interested?").

Script 3: The 3-day nudge (for cold leads)

When to use: Three days after initial contact with no response.

Hi [Name], I sent over a few property options earlier this week — just checking if you had a chance to look through them.

No pressure at all. I know timing matters with these decisions. If you're still exploring, I'm happy to adjust the search — budget, location, type of property.

What's changed on your end?

Why it works: Low pressure, opens a conversation instead of demanding an answer, and re-qualifies without starting from scratch.

Script 4: The market urgency (for serious buyers sitting on the fence)

When to use: When a lead has viewed a property but hasn't made a decision in 7+ days.

Hi [Name], quick update on [Property name] — I've had two more enquiries on it this week. The owner is reviewing offers by [date].

I don't want you to miss it if this is still something you're considering. Should I put in a holding note on your behalf while you decide?

Why it works: Creates urgency with a real data point (if true), and the "holding note" is a low-commitment next step that keeps the conversation alive.

Script 5: The long-game nurture (for leads who say "not yet")

When to use: Monthly, for leads who said they're buying in 3–6 months.

Hi [Name], hope all is good. Just wanted to share something useful — we've been seeing [a specific market trend in their area of interest].

As you get closer to your timeline, this might be worth knowing. I'll keep you updated.

Let me know if you want me to put together a shortlist when you're ready to move.

Why it works: Delivers value without asking for anything. When they're ready to buy, you're the first agent they call because you've been consistently helpful.

Automate the cadence, personalise the message

These scripts work even better when built into an automation workflow. You define the triggers (new enquiry, 3 days of silence, property view) and the system sends the right script at the right time — with their name and property details filled in automatically.

That's exactly what Gable's Lead Machine package includes.
